Design and development management
We combine architecture, interior design and legal-administrative expertise to run developments as one coherent process.
From the first assumptions and the design through documentation, permits and the stages that follow.
A good design does not exist apart from the plot, the regulations, the technical constraints, the budget and the purpose the development serves.
So we do not look only at what is to be designed. We also want to know whether the chosen solution can actually be carried out, which decisions have to be made, and who needs to be brought into the work.
Services
You do not have to match your case to a particular service. Describing the situation is enough.
You want to check whether the property suits the planned development, what limits it carries, and which decisions and formalities may arise before design begins.
You know the outcome you want but do not yet have a clear path to it.
You are planning construction, remodelling, conversion or a change of use.
You need support with administrative procedures, documents, consultations, supplementary submissions or contact with authorities and institutions.
Discipline engineers, a surveyor, a geologist, valuers, utility operators, contractors and authorities are each working on different parts of the case.
You need a partner who understands not only the design and permits but also how a scheme is prepared for financing and, later, for market.
Architica's scope
Five areas that we combine into a scope shaped around the specific development.
A good investment decision often begins earlier than the design.
02We design with the site, the function, technical conditions, regulations and the purpose of the development in mind.
03Formalities are not a separate add-on. They can shape the scope of a design, the solutions chosen, the schedule and whether an idea can be realised at all.
04On more complex developments the value of the work is not a single design or document.
05On selected schemes our role can go beyond design and the core permitting work.
How we work
No two developments follow the same path. Architica can join a project at different stages.
We learn the investor’s objective, how far the case has progressed and which decisions have to be made.
The concept and documentation are developed in relation to the site, the function, the regulations and the intended use.
We connect the design with procedures, consultations and the work of the people needed to deliver it.
On selected developments we stay with the investor beyond the core design and permitting scope.

We came to Architica before buying the plot and it was the best decision of the whole project. It turned out the layout we had in mind did not fit the local plan — and we found out before signing, not after.
What I value most is that we did not have to gather information from the surveyor, the discipline engineers and the planning office ourselves. It all came back to us in one place, organised, with a clear note on which decision was ours.
Design, documentation and later the sales run by one team — which meant what we showed buyers matched what had actually been designed.

Regulations, procedures and decisions that genuinely affect developments.

Regulations ·
Changes to the technical conditions affect apartments, acoustics and façades. What that means for a development already under way.

Planning ·
Reform changes how land use is established. For an investor it comes down to one question — can I still do what I planned on my plot.

Procedures ·
An integrated investment plan is not a form to be filed. What decides the outcome happens before the documents are submitted.

Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.
