How we work
How we work
No two developments follow the same path.
How we work
Architica can join a project before the property is bought, at the design stage, during the permitting process, or when a development is being prepared for market.
We start by understanding the investor’s objective and the real constraints of the case. We then select the scope of work needed to make the next decisions and carry out the agreed stage.
We review the available material, documents and the conditions of the plot, unit, building or planned scheme. We establish what should happen first, what information is still missing and which expertise will be needed.
On that basis we define the scope, the order of work and the responsibilities of everyone involved. Where a case needs deeper investigation, the first stage may be a pre-design or design-and-permitting analysis.
We design buildings, site layouts, service units and interiors, prepare construction and technical documentation, and coordinate discipline studies.
We assess design solutions on more than aesthetics. We weigh how the building will be used, the technical and formal requirements, the conditions of the property, the budget and the investor’s objectives. The design is therefore not a separate product but part of preparing the whole development.
We prepare documents, applications, clarifications and supplementary submissions. We deal with authorities, utility operators and other relevant institutions. Where a case requires it, we attend meetings and act in various locations across the region.
Depending on the development we also work with discipline engineers, surveyors, geologists, valuers, environmental specialists, contractors, site managers and other partners.
Coordination covers the flow of information, the mutual consistency of studies, and making sure the necessary decisions are taken at the right moment. The client does not have to assemble information from many independent sources on their own.
We can support legal and investment matters and the preparation of a scheme for financing. Architica organises the design, technical and formal side of the development and coordinates work with a trusted credit partner, who runs the brokerage process itself, the discussions with banks and the selection of financing solutions.
On housing and developer schemes the scope may also cover marketing, unit material, setting up a sales office, handling enquiries in a CRM, contact with buyers and running the sales process.
The client knows what is happening with their development
Clear communication is a constant, whatever the type of project.
At each stage we pass on information about progress, decisions that need to be made, documents required, and anything that could affect the schedule, scope or cost.
Not sure yet what scope you need?
Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.
