Design and development management

Architica can join a development at different stages — before a property is bought, while a concept and design are being prepared, during administrative procedures, or when a scheme needs a larger number of specialists and activities to be coordinated.

Not every case needs the same scope. Sometimes a single analysis or consultation is enough; sometimes a design and documentation; and on more complex schemes, a combination of design work, permitting, coordination, financing, marketing or sales.

First we understand the investor’s situation. Then we establish what the development requires and where Architica can add the most value.

What you can come to us with

01

You are planning to buy a plot, unit or building

You want to check whether the property suits the planned development, what limits it carries, and which decisions and formalities may arise before design begins.

02

You have an idea but do not know where to start

You know the outcome you want but do not yet have a clear path to it.

03

You need a design and documentation

You are planning construction, remodelling, conversion or a change of use.

04

Formalities are starting to affect the design or schedule

You need support with administrative procedures, documents, consultations, supplementary submissions or contact with authorities and institutions.

05

Many specialists are involved

Discipline engineers, a surveyor, a geologist, valuers, utility operators, contractors and authorities are each working on different parts of the case.

06

You are running a developer scheme or a larger project

You need a partner who understands not only the design and permits but also how a scheme is prepared for financing and, later, for market.

Main service areas

We analyse plots, units, buildings and intended schemes before a purchase, a lease or the start of major work. We check the available documents and the planning, functional, technical and formal constraints, and identify what needs further investigation.

Who it is for

For people considering buying a plot, landowners, businesses about to lease premises, investors planning a new scheme, and clients who need their situation organised before commissioning a design.

An analysis does not replace a design or a full procedure, but it can help judge whether the next stage makes sense and reduce the risk of committing to costly work on incomplete assumptions.

What kinds of developments we work on

Each has a different scale and different constraints.

  • Houses and one-off designs

Designs shaped around the plot, the needs of future users, the budget and the investor’s way of living.

  • Housing and developer schemes

From analysing a property’s potential and the concept through documentation, discipline coordination, preparation for financing, the housing product, marketing and sales.

  • Service units and commercial interiors

Designs driven by how the business operates, the function of the unit, the needs of clients and staff, and formal and technical requirements.

  • Service, retail and commercial buildings

Developments that require design, business function, documentation, consultations and permitting to come together.

  • Industrial, warehouse and agricultural facilities

Schemes where the technological process, infrastructure, disciplines, environment and coordination of many parties are decisive.

  • Specialist and renewable energy projects

Projects requiring deeper planning, environmental, technical or administrative analysis and work with specialists across fields.

  • Conversions, remodelling and change of use

Cases involving existing buildings and units, where the current state, a new function, the regulations and technical feasibility all have to be reconciled.

  • Plots, land and buildings with development potential

Analyses and concepts that help an owner or investor understand what a property allows before making further decisions.

Ways of working together

Not every collaboration requires handing us the whole process.

01

A consultation or analysis before a decision

For those who need their situation organised before buying a property, starting a design, signing a contract or entering a procedure. The outcome may be a document review, a summary of the key constraints and a recommendation on how to proceed.

02

A specific scope of services

We can take responsibility for one module — an analysis, a design, documentation, permitting, an opinion or a letter, discipline coordination or preparing development material. This also works well when the investor has their own team or project manager.

03

A defined stage

Architica can run a larger part of the process: preparing a development for permit, the design and documentation coordination, or preparing a housing scheme for market. The scope then covers several linked activities within one stage and one shared objective.

04

Broader development management

On larger schemes we can combine analysis, design, documentation, permitting, coordination, preparation for financing, marketing and sales. Before we start we agree the scope, the responsibilities, how decisions are made and how we work with the other parties.

Not sure yet what scope you need?

Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.

If you have documents, maps, a design, decisions or other material about the property, you can attach them. Having them organised makes the conversation about scope easier.
