About
Architica is a design and development-management practice.
Studio
We design buildings and interiors, prepare documentation, handle permits and support investors through the successive stages of a development.
A good design does not exist apart from the plot, the regulations, the technical constraints, the budget and the purpose the development serves. So we do not look only at what is to be designed. We also want to know whether the chosen solution can be carried out, which decisions have to be made, and who needs to be brought into the work.
Architica combines design expertise with a legal and administrative view of the development.

Architectural and functional perspective
Her focus in design is how a building, unit or space is meant to work, how it responds to the conditions of its site, and how design decisions translate into everyday use.

Formal and investment perspective
He analyses documents, procedures and risks, handles administrative matters and organises the cooperation between the investor, designers, authorities and everyone else involved.
We work on houses and one-off residential designs, on housing and developer schemes, on retail and service units, and on commercial, agricultural, industrial and other projects that need broader preparation.
Each of these has a different scale and different constraints. In a house, what matters is the daily needs of the people living there and the right use of the plot. In a service unit, the design also has to answer how the business operates and what the technical and formal requirements are. In a developer scheme, it is not only the buildings that count, but the layout of units, the shared areas, the documentation, the schedule and the way the development will later be presented to buyers.
We do not impose one working pattern on every client. First we understand the situation and the investor’s objective, then we select the right scope of work.
Developments rarely fit within one person’s competence. Depending on what is needed, we work with discipline engineers, surveyors, geologists, valuers, environmental specialists, contractors, site managers, a credit partner and other specialists.
For the client this means a team built around what the project actually requires. Architica remains the point of contact, organises information and coordinates the agreed scope, so that individual studies and decisions do not develop in isolation from one another.
Some projects call for more involvement from us than preparing a design and obtaining administrative decisions.
Depending on need, we can support the investor on legal matters relating to the property and the delivery of the scheme, on contracts and powers of attorney, and on organising the later stages of the development.
When preparing for financing, Architica organises the design and formal side of the scheme and coordinates contact with a credit partner. The partner analyses financing options, holds discussions with banks and supports the investor through the lending process, including selected developer financing.
On housing and developer schemes we can also take on preparing the development for market and selling it.
This may include unit fact sheets, sales floor plans, schedules and information drawn from the documentation, work on the scheme’s identity and website, marketing activity, setting up a sales office and handling contact with prospective buyers.
Architica can also run the sales process on the investor’s behalf: handling enquiries, working in a CRM, maintaining client statuses, contact with buyers, presenting the development, sales conversations and coordinating next steps with the investor and the relevant specialists.
Combining design, documentation, marketing and sales in this way keeps what was designed consistent with what is later communicated to buyers.
Architica is based in Świdwin, but our work does not stop at the city limits. We work across the West Pomeranian Voivodeship and also take on projects elsewhere in Poland.
The nature of our work requires being where the development is. We meet clients, visit properties, take part in consultations and handle matters before authorities and institutions in various locations. We combine office, site and remote work as the project and the client require.
Local roots give us knowledge of the region and direct relationships. Mobility lets us apply the same way of working to projects further afield.
Architecture is a service built on trust. At the start of a collaboration a client cannot yet judge a finished building, but they can judge how their case is being handled.
That is why clear arrangements, access to current information, regular communication and a sense of what comes next matter to us. A client should know what stage the development is at, which decisions are theirs to make, and what could affect scope, schedule or cost.
We do not promise that every development will be straightforward. Our job is to see its constraints early enough, present them in an understandable way, and work with the investor to choose solutions that genuinely hold up.
Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.
