New technical conditions — what to check in a housing design

Changes to the technical conditions affect apartments, acoustics and façades. What that means for a development already under way.

New technical conditions — what to check in a housing design

A change to the technical conditions is rarely a problem for a development that is just starting. The difficulty appears where a concept was prepared under one legal state and the documentation is to be filed under another.

Three questions worth asking

Which legal state was the plot's capacity calculated under? If the area assumptions were made earlier, the number and size of units may need rechecking before they reach any sales material.

Were the acoustic solutions verified, or assumed? Acoustic requirements can affect partitions, the relationship between apartments and the servicing strategy — that is, cost, not only the drawing.

What is the state of the procedure? Which rules apply to a given case depends on when the application was filed and how the proceedings went. That has to be established case by case.

When to react early

The most expensive changes are those that surface after the documentation has closed; the cheapest are those caught at concept stage. If a development is under way, the sensible response is a review of the design assumptions and the schedule — not waiting for a request from the authority.

If you are running a development this affects, describe the situation. We will start by establishing where you actually stand.

Not sure yet what scope you need?

Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.
