An environmental decision shapes the development

It affects the design, the technology, the schedule and the viability of a scheme — and is often treated as a formality to be ticked off at the end.

An environmental decision shapes the development

An environmental decision is often treated as a piece of paper to be obtained. In fact its content can determine the technology, the layout of a facility, a plant's operating hours or how many parking spaces can actually be designed.

Where problems usually appear

Too late. When the design is finished and the conditions of the decision force changes, the corrections usually touch several disciplines at once.

Too narrow. A report prepared to the minimum tends to be supplemented several times, which extends the procedure more than doing it properly at the outset.

Disconnected from the design. The decision and the design documentation have to match. A divergence between them usually surfaces at building permit stage.

What this means for the schedule

Environmental proceedings are one of the few stages whose duration an investor has limited influence over. We therefore treat them as a critical path item, not as an activity running alongside design.

If you are not sure whether your development requires an environmental decision, that is usually the first question worth answering before commissioning a design.

Not sure yet what scope you need?

Describe the development, its location, the current stage and the decision in front of you. On that basis we will assess whether we can help and what a sensible first step would be.
